The Custom Home Difference

If you are thinking about building or buying a new home, then you’ve probably heard the terms “spec home”, “tract/production home”, and “custom home”. In this blog post, we’ll discuss the difference between each type along with why we believe building a custom home is the best option.

Spec Home

A “spec” or speculative home, is a home built by a builder who “speculates” that he will make money from building a home without a specific buyer in mind. A spec home will usually feature conservative and commonly seen design features that will appeal to a broad range of buyers. If the builder finds a buyer before the home is completed then custom features may be added, but most of the time, the spec home builder will have already made all the major design decisions. A spec home is a great option for someone who is looking for a nice home that is already complete ready to move, or near completion.

Tract/Production Home

A tract or production home is usually built by a builder who has purchased a large plot of land and subdivided them into smaller lots to build on. These large volume builders will offer several different designs or layouts from which to choose. Opportunities to customize the home will be limited, and generally, have lower grade features that help keep costs low. Obviously, low cost is the major selling point for these home, and they are a popular option for first time home buyers.

Custom Build Home
