- Size / Area Of Building Lot. The cost of the land that is selected for a new home is a major factor in the overall cost. Finding a good price for land in Boise, Eagle, and Meridian, is getting harder, and lot sizes seem to be getting smaller. However, there are still many building sites in other areas that are worth consideration. Small communities like Middleton and Emmett, for example, offer some fantastic building lots at reasonable prices.
- Square Footage. Not only will the square footage affect the total cost to build, but also the cost of utilities and maintenance later. It’s something that should not be taken lightly. Depending on your needs and wants, bigger isn’t necessarily better when building a new home.
- Shape & Design Features Of The Home. The number of stories, including basements, & attics, the shape of the roof, number of corners etc… can all have a big impact on costs. As a general rule the simpler the shape of the house, the lower the cost to build.
- The Grade of Materials, Fixtures, and Finishes. There are so many options when selecting building materials, fixtures, and finishes. Many clients are surprised at how durable and beautiful some of the more affordable building materials are nowadays. Great quality & beauty aren’t always dependent on the use of some exotic imported material. It’s also important to factor in future maintenance costs of high-end expensive building materials.
- Appliance Package. There can a be a high degree of cost variation with appliances. A top consumer product rating company reported that many moderately priced model refrigerators, stoves, and dishwashers considerably out-performed some of the higher end models. It’s not always the case, but it is important to remember that buying the most expensive appliance, doesn’t always equal better performance, reliability, or functionality.
Some budgets allow for the most luxurious and top of line everything, and that is ok! Most of these cost saving decisions depend on your personal wants, needs & budget. Some clients prefer to have more space than having top of the line materials or appliances, others may feel the opposite, and some budgets can accommodate both.
